Each generation changes the rack power envelope, the thermal requirements, and the cooling architecture. A facility designed around the GB200 NVL72's 120 kW per rack draw will be underpowered or over-built for whatever ships 18 months later.
Modular data center architecture is the rational response. Instead of permanent shell-and-core buildings locked to a single thermal design point, operators are deploying prefabricated, containerized modules that can be reconfigured, scaled, or replaced as hardware generations change. For cloud service providers, hyperscalers, and large enterprises, the challenge is no longer just building the facility — it is building a facility whose cooling infrastructure remains valid for more than one hardware generation.
GPU platform cycle: 12–18 months. Traditional data center design-build cycle: 24–36 months. Gap: operators cannot design a permanent facility around hardware that will be superseded before the building opens. Modular prefabricated units ship in 12–16 weeks. Cooling modules can be matched to specific hardware generation thermal profiles and swapped as hardware evolves.

For operators competing to deploy GPU capacity ahead of competitors, the construction timeline is a competitive disadvantage that modular architecture eliminates.
The cooling systems that ship pre-integrated with modular units are designed to match specific hardware thermal envelopes. A module specified for GB200-class hardware ships with CDUs, manifolds, and cold plates pre-sized for 120 kW racks. When the next generation hardware ships at 150 kW or 200 kW, the cooling module gets replaced or augmented — not the building shell. The permanent infrastructure (power distribution, network, civil works) stays in place. The thermal infrastructure evolves with the hardware.
Modular architecture creates a different sales motion for cooling vendors. The traditional model was: win the design specification for a facility, ship hardware once, maintain it for 15 to 20 years. The modular model is: win the platform specification for a module type, ship repeatedly as operators deploy additional capacity, replace cooling modules when hardware generations change.
That is a higher-frequency, lower-per-transaction revenue stream. It requires manufacturing consistency and supply chain reliability that traditional project-based sales do not demand. Vendors who can ship consistent, certified cooling modules at volume — same specification, same performance, every time — have a structural advantage in the modular market over vendors optimized for bespoke facility design.
Modular liquid cooling systems in containerized deployments face constraints that purpose-built facilities do not. Heat rejection infrastructure — dry coolers, cooling towers — must fit within the module footprint or in immediately adjacent structures. Coolant loop lengths are fixed by the module geometry. CDU sizing must accommodate peak load with no ability to add capacity after deployment without replacing the entire module.
The engineering discipline required to build modular cooling correctly is higher than facility-level design, not lower. Factory test and certification before deployment replaces on-site commissioning. Failures discovered after deployment, in a sealed prefabricated module, are far more expensive to remediate than failures found during a traditional commissioning process. The speed advantage of modular architecture is realized only when the manufacturing quality is high enough to ship verified systems. That bar is not easy to clear at volume.
